São Paulo, 2025 – For the design of Ipê Realty’s headquarters in São Paulo, the architecture firm mw.arq | moema wertheimer developed a project that merges refined aesthetics with brand strategy.

The Ipê Realty headquarters in São Paulo, designed by mw.arq | moema wertheimer, turns a real estate investment firm’s brand strategy into built form through refined materials and a disciplined neutral palette. Working in Brazil’s largest corporate market, the architects shaped spaces that read as both elegant and functional, communicating the strength and credibility the company wants its clients to feel from the moment they arrive.

The program brings together workspaces, meeting rooms, executive offices, and a kitchenette, with construction carried out by Zénite Arquitetura e Construção. Material choices anchor the concept. Leather covers one full wall and polished stainless steel appears in the meeting room tables, two finishes less common in corporate interiors that add a sense of originality. Wood is used widely to reinforce solidity and trust, while blue carpet flooring introduces a subtle note of color tied directly to the company’s visual identity.

Designing the corporate office around brand and privacy

Office interiors carry a particular set of design demands. They must support concentrated work, host confidential conversations, and project a coherent image to visitors, often within the same compact floor plate. The mw.arq scheme answers the privacy challenge with a clear architectural gesture: in the boardroom, wooden slats frame a glass panel fitted with switchable transparency technology, letting the surface move from clear to opaque as a meeting requires. This kind of smart glass allows openness and discretion to coexist without adding walls.

Atmosphere receives equal attention. Warm lighting and a suspended planter soften the executive setting and create a welcoming feel, reflecting the firm’s interest in pairing comfort with function. These moves sit within a long tradition of interior design for the workplace, where finishes, light, and spatial sequence shape how an organization is perceived. São Paulo, the commercial heart of Brazil, gives such projects a demanding professional audience.

By holding to subdued colors and a small set of sophisticated materials, the Ipê Realty headquarters shows how architecture can become a working tool for corporate image, giving a real estate investment firm an interior that quietly underwrites its credibility.
